Lesson 1
Your MUD taxes
MUD rates are district references; the applicable tax stack depends on the exact County Tax Office account and tax year. A street address or boundary intersection does not assign a district.
Do this today: Find the district shown on the exact county tax account, then compare its reported 2025 rate.
Source: Montgomery County Tax Office and the reported 2025 MUD rate table. Source date: The comparison table is a 2025 rate snapshot; verify the exact account and tax year at the County Tax Office.
Lesson 2
Your flood zone
FEMA flood maps show mapped hazard areas and effective map panels. A neighborhood overlay or Census street-range point is not a parcel flood determination; use the actual property location and check the panel's effective date.
Do this today: Search the actual property at FEMA and note the panel number and effective date.
Source: FEMA Map Service Center. Source date: Effective date varies by panel; no single date applies to this lesson.
Lesson 3
Emergency alerts
Alert MCTX is Montgomery County 9-1-1's emergency notification system. The site's Alerts page shows NWS county-zone checks and links to other official sources; it is not a full incident feed.
Do this today: Register for Alert MCTX from the County 9-1-1 page and choose the contact methods you use.
Source: Montgomery County 9-1-1 Alert MCTX. Source date: The agency page shows no publication or update date; checked October 11, 2026.
Lesson 4
Your court and your vote
Commissioners Court publishes agendas and item records. The Court Watch page checks the current regular agenda; an agenda mention is not an approved project. County Elections provides address and precinct references, which do not establish voter registration.
Do this today: Read the titles on the next posted regular agenda, then verify the precinct for your current address.
Source: Montgomery County Commissioners Court and County Elections. Source date: Agenda meeting date and app check time appear on /court; the Elections map page shows no publication date.
Lesson 5
Before you hire
A Comptroller active-franchise-taxpayer match is a company-name candidate, not proof of workmanship, insurance, a trade license, or a match to the person at your door. Ask for insurance documents and references separately.
Do this today: Search the registered company name and confirm the result directly with the contractor.
Source: Texas Comptroller Active Franchise Taxpayers and account-status search. Source date: The tool displays the dataset update date when available; the official search page shows no publication date.
